Determining the value of land per acre is essential if you intend to parcel an area of land. Once you have determined the value and area of the land, determining the value of the land per acre is a relatively simple task. If the value and/or area of the land are unknown, they will need to be determined by a professional land appraiser and/or land surveyor, respectively.
Step 1
Determine the size of the parcel of land in acres. If you know the area of the land in square feet or square miles you can convert this value to acres. Convert square feet to acres by dividing the number of square feet by 43,560 (e.g. 130,000 square feet of land is equivalent to approximately 2.98 acres). Convert square miles to acres by multiplying the number of square miles by 640 (e.g. 0.50 square miles of land is equivalent to 320 acres). You may need to hire a surveyor to determine the area of the land if it is not known or listed on the property deed.
Step 2
Obtain an appraisal of the value of the parcel of land. If this is unknown, you will need to hire an appraiser to accurately determine the value.
Step 3
Divide the value of the land by the size of the land in acres. The result is the value of the land per acre. (e.g. If the land is valued at $100,000 and it is 5 acres, then $100,000/5 acres = $20,000 per acre.)
